Project Description:Subdivision of an existing vacant 1.9 acre residential lot located at 1374 Rifle Range Road in the Town of Mount Pleasant into a new single family residential development consisting of 5 individual lots. Project will include a new 333 LF public access road with a 50' right of way. An existing 6-inch MPWW water main is located along Rifle Range. A new 6-inch water main is planned to connect to the existing water main and extend 382' within the existing right-of-way, new right-of-way and in dedicated easements. The new water main will end at a new fire hydrant, individual lots services and meters will be provided off of the new main. Gravity sanitary sewer service is not readily available. A proposed 8-inch sanitary sewer gravity extension is proposed to connect to an existing manhole in the Oakhaven subdivision between lot 1401 (TMS 5600900009) and lot 1403 (TMS 5600900008) to provide gravity sanitary sewer service to the new lots. The new sewer system will be 769 lf with five new manholes. The new sanitary sewer main will consist of 345 lf on new piping in the new roadway right-of-way, 291 lf within the SCDOT right-of-way (45 lf open cut crossing under Rifle Range Road, 246 lf parallel to Rifle Range Road), 9 lf on Oakhaven HOA property followed by 121 lf between lots 1401 and 1403, then 3 lf to connect to the existing manhole in the School House Road right-of-way. New residential sewer services will be provided off of the new 8-inch gravity main within the new road right-of-way for the residential development. Permitting will be through MPWW as the DRP along with SCDHEC.
